Taxes

Is a tax return worth it for you?

For most expats: yes — and filing is easier than it sounds.

  • Employees who file get back over €1,000 on average. Most expats never file.
  • Relocation costs, a second household, home office, work equipment — many expat expenses are deductible.
  • Filing is voluntary for most employees, and you can still file for the last four years.

Financial planning

Your money in Germany, in one clear plan.

Pension, investing, insurance, taxes — how the pieces fit together for you.

  • The statutory pension replaces roughly half of your last net income. The rest is up to you.
  • ETF savings plans start at €25 a month, and €1,000 of capital gains per year are tax-free.
  • Leaving Germany for good one day? Non-EU citizens can often reclaim their pension contributions.

Health insurance

Public or private — what actually fits you?

Mandatory from day one. The right choice depends on your job, income and family.

  • Employees are publicly insured by default; private becomes an option above roughly €77,000 gross a year or if you are self-employed.
  • Students pay a fixed student rate of around €130 a month.
  • In public insurance, your spouse and children without income are covered at no extra cost.

Real estate investment

Buying property in Germany as an expat.

As an investment or a home — what it really costs and how financing works for you.

  • Financing is possible with a residence permit and stable income — usually 10–20% equity plus around 10% purchase costs.
  • Rental property: interest, depreciation and running costs are tax-deductible against the rent.
  • Munich and Bavaria have some of the strongest rental demand in Germany — a long-term play, not a quick win.
